Why Joint Sealing Matters in Houston
Houston’s expansive clay soils move constantly with moisture changes. When water enters unsealed joints, it saturates the subbase and accelerates that movement — causing edge spalling, slab rocking, and eventual joint failure. Properly sealed joints keep water out, prevent incompressible material from packing in, and allow the joint to function as designed: accommodating thermal expansion and contraction without cracking adjacent slabs.
Our Joint Seal Process
- Joint cleaning — routing or sawing to create a clean, consistent reservoir; removing all old sealant, debris, and vegetation
- Backer rod installation — foam backer rod sized correctly to control sealant depth and allow proper joint movement
- Sealant application — hot-pour or self-leveling polyurethane sealants appropriate for joint width, traffic loading, and exposure conditions
- Finish and cleanup — tooled flush or slightly recessed per industry standards
When to Reseal
Joint sealants typically last 5–7 years depending on traffic and UV exposure. Signs it’s time to reseal include cracked, hardened, or missing sealant; debris packed into joints; water staining at joint edges; or any edge spalling beginning to develop. Catching it early is far cheaper than repairing slab damage caused by joint neglect.
